Discovery 

Spinifex collaborated with Strata Real Estate Services (SRES) to bring Outsourced Strata to life. While SRES provided the strata expertise, Spinifex contributed its marketing, sales, and training expertise to ensure the concept gained traction. Through strategic workshops and industry research, we uncovered key insights: 

  • The typical property owner sells once every 7-10 years. That’s a long time between drinks for a real estate office to cultivate a strong relationship with owners. 
  • Managing a strata title means you are building your relationship of trust with unit owners with touchpoints every month to a year. That puts them at the front of the cue when a property owner comes to sell. 
  • Many real estate agencies viewed strata management as too complex, time-consuming, and full of regulatory burdens. 
  • There was a major opportunity to position Outsourced Strata as a turnkey solution that eliminated these obstacles and provided a high-margin revenue stream
  • A strong, educational approach was needed to shift perceptions and demonstrate how strata services could drive business growth. 

Design

Our strategic approach was built on one game-changing idea: Strata should be a seamless extension of real estate services, not a separate burden.  

Adding strata to a real estate business allowed offices to grow their rent roll, drive more listings, generate more cash flow and build a million-dollar asset.

This became the foundation for our branding, messaging, and digital strategy.
